Spacii will never sell, rent, trade, or otherwise commercially share your personal data with third parties for their own marketing or advertising purposes. Your messages, documents, and identity information belong to you. We process your data only to operate the platform and to comply with UK law.

We collect personal data needed to operate the platform — search, messaging, applications, document storage — and to help you and your landlord communicate clearly:
Any documents you upload to your Spacii vault are private. We don't share them automatically. You decide which documents to share with which landlord, on a per-enquiry basis, and you can revoke access at any time.
Spacii does not score, rank, or grade tenants based on uploaded documents. Documents you choose to share go directly to that specific landlord.
When you use the AI message bridge, your message text is sent to our AI provider (OpenAI) for translation and composition, processed only for that request, and not used to train models. Translations and original text are stored in your conversation thread so both parties can review them.
If you'd rather not have a particular message translated, you can send the original text only — translation is on by default but you can turn it off per-message in Settings → Languages.
We share data only where strictly necessary to provide the service or comply with the law:

These Terms of Service ("Terms") govern your use of the Spacii platform, operated by Spacii Ltd, a company registered in England and Wales. By creating an account or using spacii.co.uk, you agree to these Terms.
Spacii is a multilingual rental platform. We help tenants and landlords find each other, communicate across languages, manage applications, store and share documents, and track the rental from first enquiry through to move-in. Optional AST templates are available; you're free to use your own paperwork instead. We are not a letting agent, property manager, or financial intermediary. Specifically, we do not:
Tenancy agreements and obligations are between tenant and landlord directly. We recommend independent legal advice where appropriate.

Messages you send through Spacii are translated and delivered through our AI message bridge. By sending a message, you grant Spacii a limited licence to translate it, deliver it to the recipient by portal and email, and store both versions in the conversation history. You retain ownership of your content.
You are responsible for the content of your messages. Spacii does not pre-vet messages but reserves the right to remove content that breaches these Terms or UK law.
You may optionally upload documents (ID, Right to Rent share code, university letters, financial statements, guarantor materials). These are stored privately and shared only with landlords you explicitly choose to share with, on a per-enquiry basis. You can withdraw access at any time.
Spacii does not verify, validate, or score these documents. Landlords are responsible for any due diligence they choose to perform.

We may suspend or terminate accounts that breach these rules.
Spacii, the Spacii name, logo, and platform code are owned by Spacii Ltd. You may not copy, reverse-engineer, or redistribute the platform. You retain ownership of content you submit (messages, photos, documents) and grant Spacii a licence to operate the service.
Spacii is provided "as is". We do not guarantee uninterrupted service, error-free translation, or that any specific tenancy will be agreed. To the maximum extent permitted by UK law, Spacii Ltd is not liable for indirect, consequential, or special damages arising from your use of the platform.
Nothing in these Terms limits liability for fraud, gross negligence, or anything that cannot be excluded under UK law.
You may delete your account at any time from Settings → Account. We may suspend or terminate accounts that breach these Terms, with notice where reasonably possible. On termination, the data-retention rules in our Privacy Policy apply.
We may update these Terms from time to time. We'll notify you of material changes via email or in-product at least 14 days before they take effect. Continued use after the effective date counts as acceptance.
These Terms are governed by the laws of England and Wales. Disputes are subject to the exclusive jurisdiction of the courts of England and Wales.
